Terms of Service
These are the terms you accept when you book Royal Caulking & Paint — through the cart on this website, by phone, or by accepting a quote. They cover how our prices and estimates work, the deposit, cancellations and refunds, scheduling, and what our warranties do and do not cover. They are written to be read, not skimmed past.
1Who we are and what these terms cover
Royal Caulking & Paint, registered as Royal Caulking And Paint ("Royal Caulking", "we", "us"), is an exterior resealing, weatherproofing and painting contractor serving the Greater Toronto Area and the Niagara region.
These terms apply to every job you book with us — through the cart on this website, by phone, by message, or by accepting a written quote. Booking a job, paying a deposit, or letting us start the work means you accept them. If anything on your invoice or written quote says something different, the invoice or quote wins for that job.
Our Privacy Policy covers the personal information you send us and is part of these terms.
2Prices and estimates
We price exterior resealing by the opening, and most other work by the item or the linear foot. The calculators on this site use those prices, so the number you see when you count your openings is the number you will be invoiced — not a starting point.
- Every price on this website is before HST. Ontario HST of 13% is added at checkout and on every invoice.
- Every job carries a minimum charge — $250 before HST, and higher for a job made up of several small items. The estimate shown in the calculator and in your cart already includes it; the total you see is the total.
- Your count is the quote. The estimate is only as accurate as the count and the sizes you entered. If, on site, the openings or the work are not what was entered — more openings, larger openings, a different kind of joint, or a condition the calculator cannot see — we tell you before any work starts and give you the corrected price.
- Prices may change on sight of the job. We reserve the right to alter the price once we have seen the work. If we change the price, you may cancel and any deposit you have paid is fully refundable. We never start work at a changed price without your say-so.
- Lift, scaffold and specialist access are quoted separately and are not part of the calculator price.
- Work we quote rather than calculate — interior painting, water-damage repair, and anything priced after photos or a visit — is priced in a written quote, which is valid for 30 days unless it says otherwise.
3Booking and the deposit
A job is booked when the deposit is paid. The deposit is $250 plus HST ($282.50), paid by card on a secure payment page run by our payment processor. Card details never pass through this website.
- The deposit holds your date and comes off your invoice — it is not an extra charge. It is taken with HST, and the HST you paid on it comes off the invoice too.
- The balance, plus HST, is due when the work is done (see Payment).
- Each booking has a reference number. Keep it; it is how we match your payment to your job.
- An in-person quote visit, where you ask for one, is $50 plus HST, paid before the visit. It is not a deposit and is not applied to the job.
4Cancellations and refunds
Plainly, in both directions:
If you cancel for your own reasons, the deposit ($250 plus its HST) is not refundable. Your date was held for you and other work was turned away for it.
If we change the price, your deposit is fully refundable. A price change usually happens before the work starts, once the caulker on site has seen the openings; if the new price does not work for you, you cancel and the deposit comes back in full. If we move your date and you cancel because of it, your deposit is refundable too. A date can be moved at either side's request. Once we have planned the job or arrived for it and you cancel for your own reasons, the deposit is kept.
- Refunds go back to the card that paid, usually within five to ten business days of our confirming the refund.
- You may reschedule instead of cancelling. A date moved at your request keeps the deposit on the job, as long as the new date is agreed before the original one.
- If we arrive on the booked date and cannot do the work because access was not provided (see Access), that counts as a cancellation on your side.
- If work has started and you cancel, we invoice the work completed to that point, and the deposit is applied to it.
Nothing here takes away any right you have to cancel under Ontario's Consumer Protection Act, including the cooling-off period for a contract signed at your home.
5Scheduling and weather
Sealant needs a dry surface and the right temperature to bond, and paint needs time to cure before it is sealed over. We do not do the work in conditions that will shorten its life — that is what the warranty rests on.
- If the forecast will not allow the work, we move the date and tell you as early as we can — usually the day before, sometimes the morning of.
- A date we move does not cost you anything: the deposit stays on the job and moves with the date, and if the new date does not work for you, see Cancellations and refunds.
- Our work follows the season. Bookings late in the year may be scheduled for the first dry weeks of the next season; we tell you when you book.
- Multi-day jobs are done on consecutive working days where weather allows.
6Access and site conditions
On the day, we need:
- Clear access to every opening on the job — gates unlocked, vehicles moved where they block a wall, and planting or furniture pulled back from the wall where it can be.
- An outdoor power outlet and an outdoor tap.
- Someone reachable by phone during the job, in case a question comes up.
You do not need to be home. If we cannot reach part of the job because access was not provided, that part is left out and invoiced only if we return for it; if we cannot do any of the job, see Cancellations.
7What is and is not included
A reseal includes removing the old sealant, cleaning and preparing the joint, backer rod where the joint needs it, and the new bead tooled to the joint. It does not include:
- Replacing windows, doors, glass, hardware, trim or siding, or repairing rot, cracked masonry or structural movement. We tell you when a joint needs another trade before it can be sealed.
- Below-grade foundation work, waterproofing or drainage. Foundation joint sealing is above-grade only.
- Interior finishing, unless it is in the quote.
- Painting, unless it is in your cart or quote. Painting that is in the job covers the surfaces named, with the preparation and products described on the exterior painting page.
Colour: white sealant is included. Any other colour, chosen from the DOWSIL Contractors Weatherproofing Sealant colour chart, is a $100 colour charge, once per job. Paint is the same: white is included, any other colour is $100 once per job. You choose both colours in the calculator before you book, and they are recorded with your booking.
8Payment
- The balance of the invoice, plus HST, is due on completion of the work — the same day, unless the invoice says otherwise.
- Pay by the methods shown on the invoice. Card payments go through the same secure payment page as the deposit.
- If a job has to be split across visits, we may invoice each visit's work on that day.
- Warranty work on a job is available once that job's invoice is paid.
9Warranties
Our warranties cover our workmanship. They are written on your invoice, and these are their terms:
- Exterior resealing — windows, doors, flashing, pipes and vents, and other exterior joints: 10 years. If the bead fails, cracks, pulls away or leaks because of how we applied it, we come back and fix it at no charge.
- Tub and shower resealing: 5 years, covering peeling and mould in the bead we applied. Grout is not sealant and is not covered.
- Foundation joint sealing: no warranty. The ground moves, and no sealant can promise to hold against it. We say so before you book it.
- Painting: the workmanship terms are stated on your invoice for that job.
All warranties exclude: structural or foundation movement; failure of the substrate behind the joint; normal weathering and UV ageing of the product itself; damage by other trades, by alterations to the building, or by cleaning with pressure washers or solvents; and any bead that has been painted over or altered after we left. The warranty is for the property owner who booked the work and ends when the property is sold. To make a claim, call us with your booking reference and photos; we look at it, and if it is ours we fix it.
10Photos and your privacy
We photograph the joints before and after the work. Those photos are our record of the job and support your warranty. We may use photos of the work on this website and in our marketing, cropped to the work and never showing your address, house number, street or anything that identifies you or the property — and if you would rather we did not use photos of your job at all, tell us and we will not.
Photos you send us for a quote stay with your quote request and are never published. How we handle your personal information is set out in the Privacy Policy.
11Responsibility
- If we damage something while doing the work, we repair it or pay for its repair. Tell us as soon as you notice it.
- We are not responsible for conditions that were there before we arrived or that the work could not have caused — including leaks from a source other than the joints we sealed, failed glazing units, or rot and movement behind the joint — though we will tell you when we see them.
- Our total responsibility for any job is limited to the amount you paid for that job, except where the law does not allow that limit.
12Ontario law
These terms are governed by the laws of Ontario and of Canada. Nothing in them limits any right you have under Ontario's Consumer Protection Act, 2002 or any other law that applies to you. If a part of these terms cannot be enforced, the rest still applies.
13Changes to these terms
We may update these terms from time to time. The date at the top is the version in force. A job is governed by the terms in force on the day it was booked.
