Where the water turns.

Roof Resealing — Every Flashing on the Roof.

Flashing is a lap, not a seal: it sheds water only while its terminations stay closed. We reseal the step and counter flashing at chimneys and walls, the stacks, vents and skylight curbs, the valleys and the crown — every flashing on the roof, in one package. Capping on your window and door frames is resealed with the windows.

  • Chimney, wall & valley flashing
  • Stacks, vents & skylights
  • for the whole roof

What we reseal

The flashings on the roof that leak first.

Flashing works by lapping, not sealing — right up until a lap opens, a leg lifts or a termination is left dry. These are the joints on the roof we close.

Step and counter flashing

Up the sides of chimneys and wherever a roof meets a wall — the counter flashing reglet in the masonry is the classic open joint.

Roof-to-wall and kick-out transitions

Where a roof edge dies into a wall and water needs to be turned out into the eavestrough rather than into the siding.

Plumbing stacks and roof vents

The boot and collar around every pipe and vent that comes through the roof — the first thing to crack in the sun.

Skylight curbs

The curb-to-roof and frame-to-curb joints, sealed without blocking the weep paths the skylight needs.

Valleys and apron flashing

The exposed valley metal and the apron at the bottom of a dormer or chimney, where ice backs up every February.

Chimney crowns and caps

The crown-to-brick joint and the cap base, sealed with the grade that moves with masonry.

Why it leaks

A lap, not a seal.

Flashing sheds water only while its laps stay tight. Thermal movement, a dozen freeze-thaw cycles a winter and UV on any original sealant open the terminations a little more every year. The metal is still there, and it is still doing nothing.

Ice damming pushes water uphill. Meltwater backs up under shingle courses and behind flashing legs — a direction the assembly was never built to resist on its own. Sealed terminations hold; dry-lapped ones do not.

Where the problem is the flashing itself — missing, rusted through, or lapped the wrong way — we tell you, because resealing it would be taking your money for nothing.

How we do it

  • Old sealant cut out of every joint — never caulked over
  • Metal cleaned and primed where the sealant needs it
  • DOWSIL CWS tooled into the termination, not smeared across the face
  • Colour-matched where it shows, clear where it should not
  • Photographed before and after, so you can see what was done up there
  • Same 10-year written workmanship warranty as every joint we seal

Why not polyurethane?

Roofers will tell you flashing gets polyurethane. It is "recommended" in that trade mostly because it is what the trade knows — the tube they have always carried. Polyurethane has exactly one advantage over a silicone: you can paint it. Nobody paints flashing.

On every other count — UV life, staying flexible through freeze-thaw, adhesion to aluminum and galvanized steel, not chalking, not hardening, not needing primer — DOWSIL CWS silicone is the better material, which is why it is what we put on your flashing. Where a joint genuinely will be painted, we use DOWSIL Contractors Paintable Sealant instead, and we say so on the quote.

Capping is a different job

We reseal flashing and capping both. The difference is where the aluminum is. On the roof — chimneys, walls, vents, skylights, valleys — it is flashing, and it is covered by this package. Once the aluminum is wrapping a window or door frame it is capping, it belongs to that opening, and it is resealed under window resealing, priced per opening.

So a house with twelve windows and a chimney gets twelve openings plus one roof package. Nothing on the outside of the house falls between the two.

Straight answers

Roof questions.

Is roof resealing the same as replacing the flashing?

No. Replacing flashing means opening the roof edge or the wall, and that is roofing work. Resealing closes the terminations and laps of the flashing you already have — which is where the vast majority of flashing leaks start — without disturbing the roof.

What does the package cover?

Every flashing on the roof, in one visit: chimney step and counter flashing, roof-to-wall and kick-out transitions, plumbing stacks and roof vents, skylight curbs, valley and apron flashings and the chimney crown. One price, however many there are.

Is the aluminum capping around my windows and doors included?

No — and this is the line people ask about most. We reseal capping and flashing both, but once the aluminum is wrapping a window or door frame it is part of that opening, and it is resealed under window resealing, priced per opening. The roof package is everything above that: the flashings on the roof itself.

How do I know if my flashing is the problem?

A damp patch below a roof-to-wall junction, staining on the ceiling near a chimney, or peeling paint on the soffit below a valley all point up, not down. If you are not sure, send photos from the ground — the lifted legs and open reglets usually show.

Can this be added to a window reseal?

That is how most people do it. We are already on the house with the ladders up, so the roof package goes on the same visit. Tick it in the estimator on any page, or add it on the cart.
