About us
A standard, kept on 300 houses.
Royal Caulking & Paint is an owner-operated exterior sealing company working across the GTA and Niagara. We do one thing — keep weather out of the building envelope — and we do it to a standard we will put in writing.
What we are actually about
Most of this trade is decided in the first hour.
Not by the sealant, and not by the crew's skill with a tooling knife. By whether anyone bothered to take the old material out.
Removing failed caulk properly is slow, unglamorous and invisible in the finished photo. Laying a fresh bead straight over it takes a fraction of the time and looks identical on the day you write the cheque. That gap — between the job that took the morning and the job that took ten minutes — is the whole difference between a seal that holds for a decade and one that lets go by the second winter.
We built this company around refusing that shortcut. Everything else on this site is downstream of it.
The standard
The old caulk comes out. All of it.
Cut out, pulled out, scraped back to sound substrate. Backer rod set where the joint is deep enough to need it. Then a professional sealant, tooled by hand into the joint rather than smeared across the front of it.
It is not a clever idea. It is just the correct way to do the work, done on every opening, on every house, whether or not anyone would ever have known.
Where we are
Three years, and the proof that comes with them.
Royal Caulking & Paint has been trading since August 2023, built on roughly five years of hands-on sealing work before that. We are deliberately not a large company — the person who quotes your house is the person who seals it.
Who turns up
Owner-operated, and that is the point.
Royal Caulking & Paint is run by Paul, who quotes the work, does the work, and answers the phone when you call about it. There is no sales layer between the estimate and the person holding the gun.
That matters more in this trade than in most. A reseal is a few hundred small decisions — how far to cut back a joint, whether a substrate is sound enough to bond to, where a rod is needed and where it isn't. None of them appear on a quote. All of them decide whether the work lasts. They are the decisions that get made carelessly when the person making them has no stake in the callback.
It is also the honest reason we are not the cheapest quote you will get, and not the biggest company you could call. We would rather stay the size where the standard is actually enforceable.
Reviewed, not self-described
4.9 out of 5 across 45 verified reviews on HomeStars, every one tied to a completed job. Read them before you call us — we would rather you did.
Accredited
BBB Accredited Business with an A+ rating. Registered as Royal Caulking And Paint, trading since 6 August 2023.
Warrantied in writing
A 10-year written workmanship warranty on every reseal. Not a verbal assurance — a document, with its exclusions stated plainly rather than buried.
Documented
Photographs of the work, and a record of the product, lot and date for every job. If you call us back in year seven, we can look up exactly what went on your house.
Being straight about fit
We turn work down. Here is when.
Two filters, and we would rather state them here than waste your afternoon on a visit that ends in a polite no.
If your seals aren't due, we'll say so
Sealant on a newer home often has years of life left. If we walk your house and the joints are sound, we will tell you that and note you for a seal check in a few seasons — not sell you a reseal you don't need yet. Older and heritage homes are where this work pays for itself, and they are what we are set up for.
A minimum charge, and a deposit
Every job carries a minimum charge — $250 before HST, a little higher for a job made up of several small items — and books with a $250 deposit (plus HST) that comes off the invoice. The per-opening rate moves a little with the size of the job — higher for a handful of openings, lower for a whole house — because the crew, the ladders and the sealant cost the same to bring out either way.
