Where the house meets the ground.

Foundations — Sill Line, Joints and Cracks.

The joint where the wall meets the foundation, the sill plate line, control joints and hairline cracks above grade — the last few courses take splash-back, salt and freeze-thaw every winter. We clean them out and seal them with the right grade for masonry and concrete, priced by the foot.

What we seal

The last few courses take the worst of it.

Splash-back, road salt, snow sitting against the wall and a dozen freeze-thaw cycles every winter — the joints at grade work harder than any joint on the house. These are the ones we close.

The sill plate line

Where the wood framing sits on the concrete — the long horizontal joint that lets in air, water and insects.

Foundation-to-cladding joint

Where brick, stone, siding or stucco stops and the foundation begins; the classic open joint on a house of any age.

Control and expansion joints

Deliberate joints in poured and block walls that were sealed once, decades ago, if at all.

Hairline and shrinkage cracks

Routed where needed, cleaned, backer-rodded and sealed with a sealant that moves.

Window wells and basement window perimeters

The joints that take standing water every spring.

Steps, porches and walkway junctions

Where a slab meets the wall and water has been wicking in for years.

Recent foundation work

At grade, done properly.

From the owner's phone — no staging, no filters. On stone and block the fresh bead is sandblasted with B&M silica sand so it reads as masonry, not a line of caulk.

What we are honest about

Above the grade line, not below it — and no warranty on the ground.

We seal joints and cracks you can see. On the visible foundation and at the sill line that is the bulk of what lets water, air and insects into a basement.

We do not sell waterproofing. Water coming through the wall below grade, a wet floor-wall joint, or a crack that is moving needs excavation, a membrane or an engineer. If that is what we find, we say so and point you to the right trade.

Foundation sealing carries no warranty. The ground moves — frost, settlement, water pressure — and no sealant can promise to hold against it. Our exterior resealing work carries our 10-year written workmanship warranty; this is the one line of work we are straight about not covering.

What we will refer out

  • Water entering below grade or at the floor-wall joint
  • Stepped, widening or displaced cracks
  • Bowed or shifting walls
  • Failed weeping tile and drainage
  • Interior membrane and sump work

Pricing

Priced by the foot — and the rate drops as the footage grows.

Measure along the base of every wall you want done and add it up (pacing it out is fine — a normal step is about 2½ feet). Put the total in and it goes straight into the calculator. The per-foot rate steps down from 400 ft onward, so a long run is priced like a long run. It goes on the same visit as your windows.

Every job carries a minimum charge — before HST, a little more when the job is several small items — and books with a deposit plus HST. Foundation sealing is not covered by the workmanship warranty.

Straight answers

Foundation questions.

Is this waterproofing?

No. Above-grade sealing closes the joints and cracks on the visible part of the foundation and the sill line, which is where splash-back and wind-driven rain get in. Water coming through the wall below grade is a waterproofing job with excavation or interior membranes, and we will tell you if that is what you have.

How is it priced?

By the linear foot of joint we seal — $8 a foot to start, and the rate drops as the footage grows: $7 a foot once the job passes 50 ft, $6 past 100, $5 past 200, $4 past 300 and $3 past 400, where it stays however long the run. There is no footage limit, and every job carries the $250 minimum charge.

Is foundation sealing under warranty?

No. Foundations move with the ground — frost, settlement, hydrostatic pressure — and no sealant can promise to hold against that, so we do not put a warranty on this work. We do it properly, with a masonry-grade sealant, and we tell you honestly what it can and cannot do.

Can you seal a crack that is still moving?

A hairline shrinkage crack, yes — with a sealant that keeps moving with it. A crack that is widening, stepped through the block, or that has displaced the wall is structural, and we will not seal over a problem that needs an engineer.

Will it be visible?

On parged or painted foundations we tool it flush and tint to match where we can. On exposed block, stone or concrete the fresh bead is usually sandblasted with silica sand for a concrete finish, so it takes on the grain of the masonry around it and blends in rather than reading as a line of caulk. Either way, it looks like it belongs.
